BUILDING SAFETY ACT 2022

Following the introduction of the Building Safety Act and associated Regulations, leaseholders may qualify for certain protections against the cost of remediation to cladding or other 'relevant defects'.

Leaseholder Deed of Certificate

In order to determine whether you qualify for these protections, a Leaseholder Deed of Certificate must be completed and returned to us.  This only applies to flats in 'relevant buildings' and we will send you a request for a Leaseholder Deed of Certificate if this affects you.

Please click here to view the current government guidance or click here to access the Deed of Certificate template..

Note: this is an extremely important document and it is essential that your completed Leaseholder Deed of Certificate contains accurate information.  If you are unsure how to complete any of the sections in the Leaseholder Deed of Certificate, please seek independent legal advice.

A Leaseholder Deed of Certificate is used to determine whether you qualify for certain leaseholder protections under the Building Safety Act 2022.  If you do not return a completed Certificate when asked to do so, you may miss out on these protections.

Landlord Certificate

Once we have received a completed Leaseholder Deed of Certificate, you will be supplied with a Landlord Certificate.  This will include important information about the status of the Landlord group and will confirm whether your lease qualifies for certain financial protections.

The Landlord Certificate and relevant evidence will be updated in certain circumstances but will remain freely available to you via our Tenant Portal.  You will need to supply this to your legal representatives if you are thinking of selling your property.
